A historic 135-acre Christmas tree farm in Warren County, New Jersey, has been listed for $1.485 million (£1.11 million) after being owned by the same family for 80 years. Located at 21 Frontage Road in Blairstown, the property includes a preserved timber-frame barn built in 1839, 21 acres of farmland, and a separate guest cottage.
According to local radio station WRNJ, the land is protected by a farmland preservation deed restriction, which means it must remain agricultural land rather than being used for commercial or residential development. According to property details on Realtor.com, the farm is still operating as a choose-and-cut Christmas tree business, alongside active hay fields and open pastures.
Historic buildings and living spaces
The main feature of the property is an original English-style Bank Barn built in 1839.
The barn still has its original heavy timber frame, traditional mortise-and-tenon joints, and loft space used for storing farm equipment and supplies. The property also includes a main house and a separate guest cottage. Records on Realtor.com show that the cottage has its own kitchen, bathroom, and utilities, giving it an independent living space.
It could be used by farm workers, guests, or as a rental. The land includes farmland, working Christmas tree fields, mature wooded areas, and a natural stream that runs through the property.
Farmland preservation protects the land
The property's permanent preservation status prevents future owners from dividing the 135 acres into housing developments. Under New Jersey's Farmland Preservation Program, the restrictions stay with the property even when ownership changes. According to the New Jersey Department of Agriculture, preserved farms must continue to be used for agriculture, soil conservation, and open-space protection. The rules allow activities such as timber harvesting, growing crops, and raising livestock, while preventing industrial development.
For buyers, the farmland designation can also lead to lower property taxes under local farmland assessment rules.
80 years of family ownership
The current owners bought the Blairstown property 80 years ago and gradually turned parts of the land into a commercial Christmas tree business serving families across northern New Jersey during the holiday season. According to WRNJ, the farm expanded over the middle of the 20th century to include rotating crops and hay production.
The sale is the first time in 80 years that the land, buildings, and business rights have been offered on the open market.
Listing agents from Coldwell Banker Realty say the property is being sold with existing farm equipment, field infrastructure, and established customer routes for the Christmas tree business.
Warren County’s agricultural market
The listing comes as demand remains steady for preserved farmland in northwestern New Jersey. Warren County has thousands of acres protected through state preservation programs designed to prevent rural areas from being replaced by growing towns and suburbs.
Data from the New Jersey State Agriculture Development Committee shows that Warren County has one of the largest amounts of preserved farmland in the state.
Local communities also support agritourism businesses such as pick-your-own farms and seasonal Christmas tree operations. Potential buyers have until late autumn to submit offers through the listing brokers. Closing arrangements will be planned around the upcoming holiday tree harvest season.
